Application Process

How do I apply for a rental unit?

You can apply directly through our website by visiting the listing you're interested in and clicking 'Apply for this Unit,' or by visiting our Application page. The online form takes about 5-10 minutes to complete.

What documents do I need to apply?

You'll need valid government-issued photo ID, proof of income (recent pay stubs or employment letter), and references from previous landlords. Our leasing team may request additional documentation during the review process.

How long does the application review take?

We aim to review all applications within 2-3 business days. You'll receive an email notification once a decision has been made. During peak season, review times may be slightly longer.

Leasing Details

What lease terms do you offer?

We typically offer 12-month lease terms. In some cases, shorter or longer terms may be available depending on the property. Please contact our leasing team to discuss your specific needs.

What is included in the rent?

Inclusions vary by property but commonly include water and access to building amenities. Heat, hydro, internet, and parking are typically additional. Each listing clearly outlines what is and isn't included.

Is a deposit required?

Yes, a last month's rent deposit is required upon signing the lease, in accordance with Ontario's Residential Tenancies Act. No additional security deposits are collected.

Tenant Support

How do I submit a maintenance request?

You can submit maintenance requests through our tenant portal or by contacting us through our website. Emergency maintenance is available 24/7.

What is considered an emergency maintenance issue?

Emergencies include flooding, complete loss of heat in winter, gas leaks, fire damage, or any situation posing an immediate safety risk. For emergencies outside business hours, please call our emergency line.

Waitlist

How does the waitlist work?

When you join our waitlist, you specify your preferred city, bedroom count, and budget. As matching units become available, we notify waitlisted applicants in order of sign-up date. Being on the waitlist does not guarantee a unit.

Can I be on the waitlist for multiple properties?

Yes, you can join the general waitlist with your preferences, and you can also join the waitlist for specific upcoming developments. You'll be notified whenever a matching unit becomes available.
